Dwight Mortgage Trust Closes $384M Securitization via Freddie Mac's Q-Deal Program

MIAMI--(BUSINESS WIRE)-- Dwight Mortgage Trust (?DMT?) is pleased to announce the successful completion of the largest multifamily mortgage loan securitization through Freddie Mac?s Q-Series program in the last two years. This milestone transaction, designated as Q029, represents DMT?s inaugural Q-Deal issuance with Freddie Mac.

The $383.5 million floating-rate Q-Deal comprises nine loans secured by value-add multifamily properties spanning eight states. Seven properties are newly constructed assets completed between 2022 and 2023, while the remaining two have undergone substantial renovations since their acquisition in 2021. Sponsors intend to deploy additional capital for further improvements and enhancements, driving long-term value for these assets. Dwight Capital, serving as sub-servicer, will be responsible for loan servicing for the Q-Deal.
